Energy certificates in Wallonia: prepare the file before letting
The energy certificate belongs in the property file before you write the listing. This approach helps you find the right document and explain its limitations to a prospective tenant.
The certificate comes before the listing
For a home in Wallonia, SPW states that the owner must have the PEB certificate before offering the property to let, and that advertising includes indicators from it. Check the procedure for your building and any exceptions on the official portal below. This means more than selecting a letter in a form: the document must match the home being offered.
Keep different units separate
Check the address, unit identification and certificate date. In a building, a copy labelled only with the street name can be hard to assign. Use a reference linking it to the correct unit and retain the original file. Fictional example: “Apartment 2, certificate received on 4 October” helps avoid replacing apartment 1’s record by mistake. A task can flag a missing certificate; it cannot validate one.
What changed in September 2026?
Wallonia introduced a new model on 1 September 2026. It provides an indicative renovation pathway, not a quotation or a personalised study. Earlier certificates do not automatically become invalid: the Region confirms that they remain valid until their expiry, subject to the applicable rules. Have recommendations assessed for the actual property and, for an apartment, the building before planning expenditure.
Give the applicant a clear explanation
Do not turn theoretical performance into a promise about utility bills. Applicants need a legible certificate and honest answers about the home’s equipment.
