Belgian property prices: what the figures mean for your plans
A national indicator can inform a property search. It cannot determine an apartment’s price or predict an investment’s rental income.
The latest indicator and its reference period
In its publication of 25 September 2026, Statbel reports a 2.1% annual rise in the housing price index for the second quarter of 2026. Recent results are provisional. Keep the reference period and publication version alongside the percentage in your notes.
Do not apply one percentage to every listing
You bought a property several years ago and now see a national increase. Automatically applying that indicator to the purchase price does not produce a reliable current sale valuation. Your property has its own condition, renovation history and location. An apartment near a station needs different comparisons from a house requiring major works. Start by assembling a small file of genuinely comparable properties.
Compare the same project across regions
Keep the same method when your search moves to another region. Record property type, advertised area, condition and already identified costs. Mark missing data rather than replacing it with a convenient average. If listings use different definitions of floor area, their prices per square metre become difficult to compare. Have the measurement confirmed before relying heavily on it.
Separate property value from rental results
A market increase does not settle arrears or pay a repair bill until it becomes part of an actual transaction. For day-to-day management, use rent received and expenses recorded.
